Board approves patio and pergola for undersized lot

NJ EAST BRUNSWICK — East Brunswick Zoning Board unanimously approves patio and pergola for undersized residential lot. The Board of Adjustment voted 7-0 on application Z-25-19, authorizing Joe Evaristo to construct a 12-by-18-foot patio with pergola at 21 Marietta Street subject to enhanced stormwater conditions. The 4,000-square-foot R-4 zone property, built in 1930, required variances for building and impervious coverage.
Engineer William R. Vogt Jr. testified that tripling the dry well system size would reduce impervious coverage to approximately 51 percent from the current 63.72 percent. The approval includes 10 conditions, with the board finding clear hardship based on the property's preexisting nonconforming status.
