NJ EAST BRUNSWICK — Board of Adjustment approves second-story addition at Sherman Avenue home with setback variance. Applicants Xiaofeng Zhou and Fayun Chen sought relief for a front yard setback of 24.8 feet where 25 feet is required; the property has maintained the nonconforming setback since 1949. Architect Afshan Vandal explained that setting back the second floor only 4 inches from the existing wall would be structurally impractical.
The board voted 7 to 0 to approve, subject to conditions for tree preservation, drainage protection, and fire-rating compliance. The board also adopted setback relief for applicant Menon at 15 Cornell Drive and approved The World Worship Church's application to occupy 51 W. Prospect Street.
