NJ EAST BRUNSWICK — Planning board approves Golden Oak Estates 13-lot subdivision at 476 Riva Avenue. The Planning Board unanimously approved a preliminary and final subdivision of a 32.7-acre property into 13 lots, consisting of 12 single-family homes and a detention basin, with variances granted for lot widths falling short of the 175-foot requirement. The applicant agreed to extensive conditions including engagement of a licensed site remediation professional to address environmental contamination, construction of bilateral sidewalks, conservation fencing around wetlands with safety signage restricting pond access, and establishment of a homeowners association for infrastructure maintenance.
The board required that any builder must hold a valid license from the New Jersey Department of Community Affairs when applying for construction permits.
