Zoning board unanimously approves rear-yard setback variance for accessible addition

NJ EAST BRUNSWICK — East Brunswick zoning board approves accessibility variance for paralyzed father. The Zoning Board of Adjustment unanimously approved a rear-yard setback variance for Sarah Mazzeo to add a ground-floor bedroom and bathroom at 38 Rice Run, encroaching the rear setback from 68.9 feet to 46.9 feet, still above the typical 20 to 25 feet standard for similar properties. Mazzeo's father, paralyzed in a September 2025 accident, requires accessible housing; the addition will include no kitchen and must comply with all ADA requirements.
Chair Steve Philips and board members also unanimously adopted a patio-and-pergola resolution for applicant Evaristo at 21 Marietta Street, and continued an office and storage building application by Zain Mughal at 153-155 Main Street to May 14, pending revisions to parking, survey reconciliation, and stormwater management.
